TERMS & CONDITIONS

Check-In / Check-Out Policies:

Check-In: 4:00 PM

Check-Out: 10:00 AM

Late Check-Out Hour: 12:00 PM

Late Check-Out Fees: $25.00

Late check out (after 10:00 AM and before 12:00 PM) may result in a fee.

Cancellation Policies:

*** Cancellations Policy: 31 days before the arrival date will be issued 100% refund less credit card processing fees for any payment made. (See details below)


Cancellations 14-30 days before the arrival date will be issued a 50% refund. Cancellations 7 to 14 days before the arrival date will be charged in full and not be issued a refund. If you need to cancel in the non-refundable 14 days prior to arrival timeframe, contact us directly to discuss other options.

** Any refunds on payments and deposits will be charged a 10% credit card processing fee, No exceptions!

*** Any significant date change request within 30 days of arrival date may be subject to a rescheduling fee, which is 5% of the reservation total. 

Terms and Conditions:

All prices include taxes, booking, and other resort fees unless specified before booking. 

***Cleaning fees, pet fees, guaranteed lakeview fees and Boat Slip fees are extra*** 


Cleaning Fee: 

A $150 cleaning fee will be added to all reservations and will show up on your final total before you confirm the booking. Please note if your are staying in a 2 bedroom condo, 2 bedroom couples suite, 1 bedroom condo or booking a boat slip with your condo your cleaning fee will be adjusted as follows once we get your reservation: 2 bedroom condo cleaning fee is $125. 2 bedroom couples suite (max of 4 guest) cleaning fee is $100 and a 1 bedroom (max of 2 guest) cleaning fee is $60. Boat slips have no cleaning fee (when booking a boat slip the system will assign a cleaning fee but we fix this once the reservation comes through). There is a $25 charge if you do not clean your grill.


Pet Fee:

If you are bringing a pet please indicate that in proper box. Pet fee is $75 for the 1st pet and $25 for any pet thereafter (max of 3 pets allowed per condo) This fee does not cover damages. 


Guaranteed Lake view Fee:

If your top desire is to have a lakeview the only way we guarantee this is by you paying an additional fee. This fee is based on the number of nights you book, please contact us to see if there is a lakeview option and to get the total extra cost for your stay. 


Boat slip Fee: 

Slips are $35 per night and we highly recommend reserving them in advance as we have limited availability. Due to limited availability, We can only grant one slip per condo. If you need more then one boat slip and/or there is none showing available online please contact us as we maybe able to make other arrangements and add you to a waiting list. 

*** We reserve the right to move guest to a different condo. Please note all our condo's have like floor plans, similar décor, have the same amenities and sleep the same amount of people (14 guest in a 3 bedroom and 10 guest in a 2 bedroom)

*** If you have a special request such as no stairs, please contact us directly to confirm we have proper accommodations for you. 


Credit Card Charges:

 All reservations will be charged a 50% deposit within one business day of booking to secure the reservation (some rules apply please contact us if you have questions about when you will be charged)

All reservations must be paid in full 2 weeks prior to check-in. Rockwood Resort will charge the card you entered at booking 2 weeks before your arrival date for the remaining amount of the reservation.

Rockwood Resort will keep a credit card on file for the reservation for any extras, incidentals, and damages to the condo(s) this includes soiled or missing towels and linens.

We do not require a damage deposit. Instead, we will keep your card on file. 

By confirming your reservation, you agree to allow Rockwood Resort to charge your card for any and all damages, etc. during your stay. 

Upon check-out, the credit card on file will be charged, if necessary, for any extras, incidentals, or damages to the condo(s) during your stay. You will receive an emailed break down of any charges.

Cancellations 30 days or more before the arrival date will be issued a full refund (less a 10% credit card processing fee on any payments already made). Cancellations 14-30 days before the arrival date will be issued a 50% refund. Cancellations 7 to 14 days before the arrival date will be issued a 25% refund. Cancellations less than 7 days before the arrival date will be charged in full and not be issued a refund. Any refunded deposits will be charged a 10% credit card processing fee.

We will issue a full refund on any cancellation in which the guest can provide proof of death in the family or major force preventing travel.


Check-in: is anytime at 4 pm or later on the day of your arrival

Check-out: is Prior to 10 am on the day of your departure unless otherwise agreed to and additional fees are paid,


Expectations: 

  • No children should be left unattended by an adult at least 18 years of age. We are not responsible for their safety and well-being nor the safety or well-being of any other person on the premises. 
  • Underage drinking will not be tolerated and may result in immediate cancellation of the reservation without a refund and an escort off the premises for all involved parties.
  • Not all units are handicap accessible. Please make sure you have confirmed what you need before booking. Cancellation may or may not be possible due to accessibility.
  • On-site parking is available for up to two regular size vehicles and is not covered parking. Trailer parking is for boat slip rentals customers only all others are prohibited.
  • Please be aware and courteous of your neighbors. This is a family resort, and as such, excessive loud noise, excessive speeding through the property, lack of appropriate attire, or any other disturbance to the community may result in immediate cancellation of the reservation without a refund and an escort off the premises for all involved parties.


We will not use or provide your personal information for any purposes not directly related to providing the best quality service possible.
